Buying your first home is exciting, but the paperwork can be overwhelming if no one walks you through it. I make sure every first-time buyer understands exactly what they’re signing before they sign it, especially the contingencies in a purchase agreement, because those few paragraphs determine how you get your earnest money deposit back if something goes wrong. I recently worked with a well-qualified first-time buyer who wrote an aggressive, non-contingent offer without fully realizing he’d waived his right to an inspection. We scrambled to complete every inspection in the three days before his deposit was due. It worked out, but it’s exactly the kind of situation I now walk every first-time buyer through before they ever submit an offer, so they know precisely what they’re agreeing to and why it matters.
