Selling a property with a tenant living in it adds a layer of complexity, but it’s absolutely doable with the right approach. Whenever possible, I recommend coordinating the tenant’s move-out before listing, but when that’s not an option, staying respectful and working with the tenant, sometimes even helping them find their next place, keeps things on track. I’ve also facilitated situations where a buyer wanted to negotiate a buyout directly with the tenant during escrow. Every tenant situation is a little different, and I tailor my approach to keep everyone, including the tenant, treated fairly throughout the process.
