Valley Village: the neighborhood I call home.

I live in Valley Village, so this is the neighborhood I know day to day — the streets, the routes, and the everyday decisions that come with a home here. In this guide I share how I think about location within Valley Village and how I approach preparing a single-family home here for sale.

Getting to Know Valley Village

Valley Village is generally bounded by Burbank Boulevard to the north, the Tujunga Wash to the west, the 101 Freeway to the south, and the 170 Freeway to the east. Within that area, it’s helpful to explore individual streets and nearby landmarks rather than rely only on neighborhood labels.

The Colfax Charter Area
The residential streets around Colfax Charter Elementary are a useful starting point for exploring Valley Village. The school is an established neighborhood institution, with a working campus farm among its distinctive educational features. If school eligibility is part of your search, the exact property address needs to be verified.

Around Valley Village Park
The streets near Valley Village Park offer proximity to one of the neighborhood’s main outdoor gathering places. For buyers who value having a park nearby, this is a pocket worth exploring on foot as well as by car.

Riverside Drive & Colfax Avenue
This intersection is a recognizable local destination thanks to Marie et Cie., which combines a café with a home and gift boutique. It’s one example of the smaller neighborhood businesses that give Valley Village its character.

The Interior Residential Streets
Much of Valley Village’s housing character comes from its interior streets and mix of older homes and newer development. When comparing properties here, I pay particular attention to usable yard space, layout, updates, and proximity to the surrounding commercial corridors.

Coffee, Dining & Shopping

Valley Village’s local destinations are spread across its main streets, with cafés, restaurants, and neighborhood businesses that fit naturally into daily life.

Marie et Cie. on Riverside Drive combines coffee and café dining with candles, home accessories, and gifts. It’s a place to stop for a drink and browse for something for your home.

Mirabelle Wine Bar on Burbank Boulevard offers a local option for an evening out, with food and wine close to home.

Hugo’s, at Riverside Drive and Coldwater Canyon, is another nearby dining option. Although the restaurant calls this its Studio City location, its listed mailing address is Valley Village, illustrating how local business names and neighborhood references can overlap.

For a broader shopping or dining outing, nearby Studio City and Sherman Oaks add destinations such as Tujunga Village, the Shops at Sportsmen’s Lodge, and Westfield Fashion Square.

Things to Do in and Around Valley Village

Spend time at Valley Village Park.
Located on Westpark Drive, the park provides a neighborhood setting for outdoor time, with play areas, picnic tables, and walking paths.

Explore the neighborhood’s history.
Valley Village’s roots reach back to 1939. Its history helps explain the established streets and local identity that continue to distinguish it from surrounding neighborhoods.

Plan a nearby hike.
For a longer outdoor outing, Wilacre Park and the Fryman Canyon trail network in neighboring Studio City provide access to hillside trails and connections into the Santa Monica Mountains.

Visit the Studio City Farmers Market.
The Sunday market on Ventura Place is a nearby destination for produce, artisan foods, and a morning out. Pair it with time exploring Studio City’s shops and cafés.

Schools in and Around Valley Village

Local public elementary schools include Colfax Charter Elementary and Burbank Boulevard Elementary. Colfax’s working farm is a distinctive part of its campus, while Burbank Boulevard Elementary describes itself as a community school in the heart of Valley Village.

North Hollywood High School is also located in the area. Nearby independent-school options include Campbell Hall and Oakwood School, with eligibility and admissions handled separately from neighborhood public-school assignments.

School boundaries and enrollment requirements should always be checked for the specific property. I encourage buyers to use LAUSD’s Resident School Identifier and speak directly with the schools before making a decision based on attendance eligibility.

What is my connection to Valley Village?

Valley Village is where I live and one of the communities I serve. I have sold several homes in the neighborhood, including for owners who were managing the sale from out of town. This guide focuses on single-family homes and everyday surroundings.

How does location shape daily life in Valley Village?

Nearby destinations shape daily life more than a neighborhood name does. Two homes in Valley Village can feel very different depending on what is around them and the routes between them — the places you walk, shop, and pass through on an ordinary day.

When I work with a buyer, we look at each property's actual surroundings and test the routes you would use regularly, rather than relying on a broad label. When I work with a seller, the same attention to setting helps us present the home for what it genuinely offers.

Selling a Valley Village home while you're away

Working with out-of-town sellers is a regular part of my business, including right here in Valley Village. One example was a townhome sale for an owner who had already moved overseas: I coordinated the cleanout, donations, updates, staging, and sale while he stayed involved in the decisions from abroad.

What should a Valley Village seller do before spending on updates?

Make a plan first. I help sellers consider the home's condition, its setting, what work may improve presentation, and what a future owner may want to change. Paint, lighting, and staging can belong in the discussion, but a large remodel isn't automatically the right choice.

My preparation and selling approach

What is my home worth?

What could my home sell for, and what might I net?

An automated estimate is a starting point, not a pricing plan. Let’s look at your home’s condition, comparable sales, preparation and estimated selling costs. Net proceeds also depend on loan payoffs and the terms of your sale.
